The dairy interest around the Munster region continues, as 94 acres in Cork are being watched keenly by a number of dairy farmers, Irish Country Living has learned. The 94-acre residential holding would be ideal for any neighbouring dairy farmer willing to expand. Speaking with the auctioneer handling the sale, Ernest Forde, this may be the direction the property might take, but farmers of other enterprises have also warmed to the property. Situated in Ballycatten, Ballinspittle, West Cork, the holding’s location is ideal. Offered in three lots and the entire, the land’s quality depends on the lot in question.

Lot one

Lot one is the most substantial lot offered. Containing the residence, the farmyard and 51 acres, this lot has had quite significant interest from numerous parties. Of the 51 acres here, circa 40 acres are of of very good quality. While situated on a hill, the land is fertile and productive. It also contains 12 acres of woodland to the rear of the property. This holding is relatively well fenced and contains a mix of both private and mains water supply. An extensive row of mature hedgerow ensures there is sufficient shelter for animals. Circa eight acres have been used for beet this year, showing the capability to grow crops.

The residence

Centrally located in this parcel is the farmyard and residence within 2km of Ballinspittle – making it an ideal location. The residence itself is a semi-derelict, two-storey building. Next to the residence is the farmyard. Investment is also heavily required in this area, as the buildings have been left unused. This lot is guided at between €650,000 and €700,000.

The second lot is a circa 31-acre parcel, with 11 acres of top-quality ground. For the remainder, the ground is mixed. These 11 acres have potential to improve, with a total of three paddocks in this parcel. Lot two is keenly priced at €200,000, with €10,000/acre for the high-quality ground and €5,000/acre for the more mixed ground. Local interest has been shown here already.

Forde has confirmed that there is room for further negotiations on lot two and that the lot could be sub-divided.

Lot three

Lot number three is a circa 12-acre fine holding, sloping into the centre of the residence and farmyard. With top-quality ground, the parcel contains road frontage and would be ideal for a one-off building, pending planning permission. This holding is guided at €12,000/acre to €13,000/acre.

Once upon a time this was a dairy holding, but converted to beef since. It has been rented for the previous few years to a combination of dairy and beef farmers in the area. The entire is a combination of all lots. When all is included, the farm is in one block, with the farmyard and residence located in the centre. In total, there are circa 12 paddocks on the farm.
