A 95ac dairy farm in Co Limerick is for sale by private treaty from GVM with a guide price of €1m.

Auctioneer Tom Crosse described the farm at Ballycarrane, Patrickswell as “the real deal”. The land is fertile, free draining and well maintained, there is a milking parlour, winter housing, road frontage and entitlements.

The farm was split by the building of the motorway in the 1980s. As a result, 85ac sits on one side with the farmyard while there is 10ac on the other side. The farm entrance is on the Patrickswell to Adare road on which it has close to 400m of frontage.

The land is well fenced, laid out in paddocks and has piped water laid on. The farmyard has an eight-unit Dairymaster milking machine with capacity for two further units, a bulk tank, a silage slab, two lean-to sheds with capacity for 64 animals, a separate shed for 32 animals, a slurry pit, calf shed and various haysheds.

The value of the EU Basic Payment entitlements is approximately €16,000 per annum.

The location is 15 minutes’ drive from Limerick City.

GVM is offering it in three lots. Lot 1 is the 85ac block with farmyard, lot 2 is the 10ac block and lot 3 is the entire.
