Portarlington-based Matt Dunne & Associates RICS has been instructed to sell Kingsdale Stud, Kilkeaskin, Carbury, Co Kildare, by public auction. The auction takes place at 3pm on 29 March in the Keadeen Hotel, Newbridge.

Auctioneer, Matt Dunne said: “A fortune has been spent on this property in times past, especially on the gallops and sand arena but in recent years it has been neglected and now requires a bit of TLC.

There is a residence in the form of a cottage with two bedrooms that has been refurbished.

He also explained that there are also planning issues, that have to be sorted and that’s the reason why it’s going to auction with such an attractive reserve prices – it is being sold “as is”.

Plans

Previously purchased at auction by a businessman who had plans to turn it into an eco centre with outdoor activities, since COVID-19 his attention turned to other ventures and this is excess to his needs.

Kingsdale Stud has 38 stables, a tack room and sand arena.

The property is offered for sale in its entirety or three lots. Lot 1 consists of 19.5 acres, 38 stables, tack room and a sand arena that is half an acre in size and is guided at €300,000.

Alongside this is Lot 2, 10 acres with a five-furlong gallop, horse walker and a refurbished cottage with two bedrooms which is guided at €175,000. Finally, Lot 3 is an 8ac field with extensive road frontage, guided at €100,000.
