The average price paid for agricultural land in Fermanagh during 2022 stood at £8,492/acre. The price is up by 31%, or £2,015/acre, on the 2021 average of £6,477 /acre.

Across the island of Ireland, Fermanagh ranks in 24th position for land price, up from 29th place in 2021, although it continues to have the lowest county average land price in NI.

However when converted into euro at €9,958/ac, Fermanagh is still well ahead of its neighbouring counties in the Republic of Ireland, such as Sligo (€8,412/ac), Cavan (€8,128/ac) and Leitrim (€5,568/ac).Our records show 1,832ac were advertised for sale in Fermanagh last year. This represents an increase of 5% on the year previous. The area for sale equates to 0.69% of the county’s agricultural area.

In 2022, there were 57 farms advertised for sale in Fermanagh, meaning the average lot size was 32ac. This compares to 49 lots with an average size of 36ac the year previous.

There is a mixture of land types on the market in the Erne County.

This means there tends to be more poorer-quality land changing hands in Fermanagh, which keeps the county average price below other NI counties. Nevertheless, land prices in Fermanagh still rose by a significant margin last year and the top end of the market is comparable to most other NI counties.

The highest price recorded in our survey in Fermanagh was £16,250/ac for a 20ac block in the northeast of the county. The lowest price was £5,000/ac for a 30ac block in the south.

Our analysis found that 61% of surveyed sales fell into the £10,000/ac or less bracket. Over 30% of transactions were in the £10,001-£15,000/ac window and 8% of sales made over £15,000/ac.
