The farmland market had a powerhouse year in Co Kilkenny. Some prime grassland holdings were put on the market and made great prices for the lucky landowners. As a result, the average price was a whopping €17,142/ac.

This was an increase of 23% – it reversed a 15% dip seen the year before.

Land prices in Co Kilkenny have been on a general upwards path for the past eight years.

We examined 63 farms and land parcels that were put up for sale last year, up from 45 the year before. Calculations were done on 28 that had sold by year end. Selling prices ranged from €3,313/ac to €31,180/ac.

Pat Gannon sold a 30.5ac non-residential holding at Tullamaine, Callan, for €951,000, or €31,183/ac. The buyer was a dairy farmer.

Quinn Property sold a 21.6ac land holding at Pleberstown, Thomastown, for €385,000, or close to €18,000/ac.

Online auction

Eight individuals registered to bid in the online auction and five took part. The buyer was a local business person.

Joe Coogan Auctioneers sold a 22ac residential holding at New Road, Moneenroe, Castlecomer, for €655,000. He also sold 11ac at Lower Muckalee, Co Kilkenny, at auction for €18,181/ac.

At Knockbrack, Glenmore, PN O’Gorman sold a 164ac non-residential farm for €3.2m, or €19,512/ac. The same firm closed the year in December by selling 19.5ac at Cullentragh, The Rower, for €280,000.

Dairy farmers were once again very active buyers in Kilkenny in 2025, but business buyers also competed in the market.
