For the large part, auctions seemed to have been successful in 2018. Here are five of some of the most impressive auctions for residential farms.

Arguably the best auction of the year, this 101-acre residential farm was aided by its excellent location, five minutes’ drive from Carrigaline and within easy access of Cork city. The land was also excellent quality.

A crowd of up to 100 people were present at the auction to see two parties bid over 40 times for the farm before it was sold under the hammer. The highest bidder was a Galway-based solicitor Joan O’Brien, who bought the holding in trust. The under-bidder was solicitor Eamonn Muldoon of O’Flynn Exhams, Cork, who was acting on behalf of a local Cork business family. It is not believed that the residence contributed greatly to the final price.

2. Significant result for Tipp farm

Few properties saw more gossip after an auction. The identity of the buyer was speculated on for a number of days after the hammer dropped, with numerous businesspeople in the area suggested. It is now believed that Coolmore Stud bought the farm.

The auction itself was highly anticipated. Guided for between €18,000/ac and €19,000/ac, or circa €2m, the opening bid was a modest €1.5m, or €13,600/ac. However, after a brief bidding war it flew to €2m. Put on the market at €2.65m, or €24,100/ac, the hammer finally fell at €2.83m, or €25,700/ac.

Encompassing 110 acres, the majority (70 acres) of the land here is set out in corn, while the remaining ground is used for grazing. It also contained three residences.

The 92 acres of limestone soil, the stunning 4,500 sq ft house and the tidy, practical yard area meant that Landscape Stud was a comprehensive package for any buyer. This proved to be the case and was represented in the final price. Sold in July, this wonderful farm was once owned by the well-renowned Phonsie O’Brien. Bidding opened at €1m, before four bidders increased the price to €1.65m. At this point, it was placed on the market. Further bids saw the package rise to €1.83m before it was sold under the hammer.

An auction to remember took place on the final day of May this year, as the sale of Slyguff Lodge in Carlow exceeded all expectation. When all was said and done, the holding sold under the hammer for a huge €1.52m, or €23,400/ac. Its guide prior to auction was €12,000/ac. The buyer was a solicitor in trust and the under-bidder was a local farmer.

The beautiful house was both striking and modern. The lands here are among some of the best in the country and are in the middle of top-class tillage ground. Free draining and fertile, they are laid out in eight paddocks of varying sizes. Circa 65 acres in total, a third is currently in tillage with the balance in grass.

Guided prior to auction at €1.25m, the farm had a strong opening bid of €1m. Auctioneer handling the sale, Peter McCreery of Sherry FitzGerald McCreery had three active bidders that took the price swiftly up to €1.65m, or almost €23,000/ac. At this point the farm was put on the market and the hammer fell at €1.75m, €24,300/ac. The final price was an extraordinary sale and almost double the county’s average price in 2017. The farm itself consists of 72 acres of good, free-draining Kilkenny land. Set out in seven divisions, it is all under grass. Maintained well, it has all the bells and whistles in terms of fencing and water supply. Its location just off the M9, as well as being surrounded by top-quality tillage and dairy farms, certainly added to the final price.
