One of the standout features of the agricultural land market in Co Donegal last year was the arrival of An Grianán Estate to the market. Located at Speenogue, Burt, the estate extends to about 2,400 acres, of which there are about 1,700 acres of working farmland, while the remaining 700 acres are made up of foreshore and lakes. Mostly operated as an organic dairy and vegetable farm, the property comes with an extensive range of farm buildings to include accommodation for over 400 cattle, a 34-unit milking parlour and a range of sheds to wash and store vegetables. Guided at €17m, the property was at a sensitive stage of negotiations at the time of going to press.

Consequently, the arrival of An Grianán estate significantly increased the volume of land that was offered for sale in the county. The supply of land more than trebled to 3,545 acres – up from just 976 acres in 2015.

Meanwhile, average land values also increased, going from €7,345/acre in 2015 to €7,724/acre last year, representing a 5% increase. Prices ranged from €4,000/acre for a 35-acre parcel of land with limited access to a top of €17,900/acre for a small parcel of good dry land close to Innishowen.

Other farms that sold included a fine residential block of exceptional land in the north of the county which averaged €10,000/acre; a small parcel in the Drumkeen region made €9,800/acre; a 40-acre block of rough land made €4,800/acre, while a small parcel of low-lying ground in the Letterkenny area sold for €6,500/acre. There was also a 45-acre parcel of mixed-quality ground which made €7,100/acre; a small parcel of average-quality land which has development potential, located in the outskirts of a town, made €9,500/acre; while a 95-acre block of high ground sold for €5,500/acre. Few good-quality farms arrived on the market last year – agents report that this type of land would make €8,000 to €10,000/acre.
