Some farms are put on the market in spick and span, ready-to-go condition – and priced accordingly. This large farm for sale in Co Tipperary is a different proposition.

From the stately period home to the expansive farmland and traditional outbuildings – the house is solid but needs upgrading and modernising. There is no modern farmyard and the land requires improvement work. For a new owner, it will be a blank canvas. But, going by the guide price, it offers good value for someone prepared to do the work.

The property is Capparattin House on 167.8ac, in the townland of Cappaghrattin, close to Donohill. It’s for sale with Donovan Auctioneers and it will be going for public auction. The guide price is “in the region of €2m”. That is equal to €12,000/ac, including the value of the house.

The 168.88ac is in one block - not many farms of this size come up for sale in the area.

The farm sits on the Donohill to Cappawhite Road, in a convenient location. It’s1km from Donohill and 4.5km from Cappawhite, for day-to-day needs. Tipperary town is 8km away.

Among its features, the land is in one block. It has over 500m of frontage on to the public road.

The farm is laid out in 14 main fields, all in permanent pasture. The auctioneers say it has been let and leased out for over 30 years and now requires improvement work such as cleaning out open ditches and reseeding.

The farm entrance is on a straight stretch of road. The house sits back 200m, at the end of an avenue.

The house requires modernising - this is the kitchen.

The house was lived in until approximately 12 months ago. It was built in the early 1900s and is imposing and spacious at approximately 2,800 sq ft. It has high ceilings and large windows.

Downstairs there is a living room, dining room, breakfast room, kitchen, sunroom and a work room. Upstairs there are five bedrooms and a family bathroom.

Outside, there are some stone outbuildings which could be renovated. The garden areas around the house are waiting to be tidied up.
