Kildare, without a doubt, is the model county for this year’s Land Report. It regained the top spot in 2017 with a stellar €14,020/ac for the average land parcel in the county.

The only county to break the €14,000/ac mark in 2017, Kildare’s land value jumped almost 18% over the course of 12 months. Numerous sales, from the circa €4.6m or €13,600/ac paid for Landenstown House on 338ac at Sallins by a renowned thoroughbred breeder to the 205ac holding at Clonaghlis that sold for €3m or €14,600/ac under the hammer, the county provided us with some bumper sales. There was a large variation in price with lows of €6,420/ac to highs of €25,000/ac reported. Interestingly, just four out of the 32 transactions fell below €10,000/ac.

The auction room was vibrant this year, with 19 of the 25 auctions proving successful, either during or directly after proceedings, giving Kildare a success rate of over 75% at auction. In total, four holdings were sold after being withdrawn. Some of these sales included the 47 acres at Monread Road, Naas, which sold for €894,000 or €19,021/ac to a businessman; 37.5 acres at Baden Lodge near the Curragh which went for €505,000, or €13,467, and of course the wonderfully elegant Loughtown Stud on 171 acres, which was withdrawn at €3m before being sold afterwards for a sum believed to be in the region of €3.3m.

There was a plethora of larger holdings offered, with eight properties over 100 acres and five of these over 200 acres. The largest offering on the market this year was Carton House, with the 668ac estate guided at approximately €60m. Even with the number of large properties, supply was back from 4,576 acres in 2016 to 3,818 acres. The number of farms offered also reduced from 71 farms in 2016 to 61 last year. This year was characterised by heavy equine interest, as well as businessmen active in the land market.
