There are not many farms in Wexford that sell for under €8,000/ac. In 2018, the average price of land in the county was almost €11,300/ac, up 3% from 2017’s land value of €10,970/ac. However, traditionally it is the smaller, better-quality farms that fetch the highest prices in the county. Last year, farms under 40 acres had an average value of just over €12,000/ac in comparison to parcels over 40 acres which sold for an average of €9,780/ac.

For those looking to invest in larger farms, parts of Wexford can prove value for money. A number of larger farms over 100 acres have sold in the last 18 months for well below the county average.

Over 200 acres in Kilgobbin, Bree sold at auction for €1.76m or €8,850/ac last year. Earlier this year, it was believed that 112 acres in Lacken near Duncormick sold for in the region of €7,500/ac.

A similar farm to that of Lacken is now on the market and like that farm, its guide is around €8,000/ac. The farm in question is 106 acres and is located in Bregorteen near Barntown in south Co Wexford. With a price tag of €850,000, the property is offered in three lots, with the final lot being the entire. It is a residential farm, with a substantial farmyard behind the house.

The property

The property itself is made up of a lovely farmhouse, a spacious farmyard and 106 acres of land. The house is a traditional two-storey farmhouse. It is currently lived in and has been kept in very good condition.

The house is fitted with solar heating, and is in excellent decorative order, according to the agent, Frank McGuinness of Sherry FitzGerald Kinsella O’Leary. It is a three-bed home, including a master bedroom.

The house also contains an entrance hall with laminate wood flooring, a sitting room, a living room with a feature fireplace, a kitchen/dining room with tile flooring and a utility room.

The house is approached by a picturesque avenue. To one side of the avenue is mature hedging that is kept immaculately. On the opposite side, there is stud rail fencing stretching 300m up to the house. The wide avenue splits after around 300m. To the left, is the driveway to the house and straight on brings you to the further parts of the land.

The farmyard

The farmyard is located directly at the back of the house, making it convenient should the purchaser wish to buy the entire. The farmyard contains a number of buildings, including sheds for storage, five stables and a six-bay round roof shed for cattle. It also contains a number of cubicle facilities for cattle.

The cattle handling facilities, including a cattle crush and holding pen, is located centrally in the farmyard while there is also a silage slab to the rear of the yard.

The farmyard is in need of investment. The buildings, while useful, are not modern and would require refurbishment. The area itself is spacious and the potential is substantial.

The land

In total there are 106 acres of land on this property. It is a grass farm and it has always been used for grazing, according to the agent. The property is well fenced (it is not fenced for sheep), has an excellent shelter belt and has a good water supply.

At the moment, the farm looks very well, with strong grass growth throughout the holding.

The land is all in one block and it is divided into large paddocks (14 in total). There is very good access to the farm and there is also substantial road frontage. While it has been rented, it has been kept in super condition. It will be cut for silage before going for auction in mid-June.

While it may be heavy in parts, it is a very good-quality grass farm.

    The location of the farm is a very attractive feature for would-be buyers. The holding is located just outside the village of Barntown, close to the N25. It is located just 7km from Wexford town and 20km from Enniscorthy.
