There will be a hundred and one potential customers for a farm holding that has come up for sale in Co Kilkenny, not far from Carrick-on-Suir and the border with Tipperary. That’s because it’s just 23ac of good land with a house of modest size that is in quite good condition and with a small farmyard behind it.
This handy property is at Castletown and it’s going for auction at the end of May from Shee & Hawe Auctioneers.

A block of 23ac is big enough to be of interest to all local farmers – it’s a worthwhile addition to any farm and especially so when the land is good. But this holding is also small enough to be a target for others who want to enter farming or who want some land for lifestyle reasons.
Meanwhile, the house could be bought by itself. It’s roadside and on a corner of the land and so it will be offered as a standalone lot, along with the yard. The house requires modernisation but doing so won’t break the bank. The square-shaped holding sits on a straight stretch of the R697, the Kilkenny to Carrick-on-Suir road. The land has some 250m frontage on this road. In addition, it has about 300m frontage on another local public road, the L5107.

This is a convenient location: 5km from Carrick-on-Suir, 25km from Clonmel, 35km from Kilkenny. The land in this locality is good-quality grassland. The land for sale is divided into two fields and is in permanent pasture. It has been leased out for the past five years but is in good order. The house is set back about 40m from the public road and has good privacy with mature trees to the front and sides. It is believed to have been built in the late 1800s. It’s two-storey and at 1,200ft2, modest in size. Downstairs there is a sitting room, kitchen, living room and bathroom. Upstairs are the three bedrooms.


The house has oil-fired central heating and single-glazed aluminium windows. The house is in good condition overall. The farmyard is behind the house and has a two-bay hayshed with lean-to and a number of smaller sheds. The hayshed dates back to the 1970s but is in fair working condition.
The auction takes place on Friday 26 May in the Carraig Hotel, Carrick-on-Suir at 12pm.

The property will be offered as the house and yard on 1.3ac, the remainder of the land amounting to 21.7ac and finally the entire. Auctioneer David Shee suggests the house and yard could fetch €250,000. Good land in the area is making €15,000/ac to €16,000/ac, he said.

That would suggest the land could make in the region of €340,000. The entire could fetch in the region of €500,000 to €600,000, he said.
