Land prices in Roscommon for 2019 averaged €6,015/ac, which is almost the same as they were in 2018 (up 0.1%). The county had the second-highest number of farms on the market and the highest number of sales. Roscommon had 68 transactions recorded, followed closely by Cork, which had 67.

However, the key difference between Cork and Roscommon is that the vast majority of properties brought to market (90) were under 40ac in size. Cork had a more even split in terms of the of size offerings. There were just six properties over 100ac in size recorded in Roscommon market.

Therefore, it is not surprising that the Roscommon average price per acre for parcels over 40ac is actually higher than that for smaller parcels. The price over 40ac parcels averaged at €6,206/ac, compared to €5,965/ac for smaller offerings.

Some 61% of the properties brought to the market in Roscommon sold, and the same proportion of successful sales was seen for both large and small properties. There were just seven transactions over €300,000 in value.

One of these was the auction of 143ac at Castlesampson, which made €1.4m at auction (€9,764/ac).

At the upper end of the scale, the highest average price was €13,000/ac, which was achieved on an 11ac parcel at Carrownageeragh, Boyle. The property was described by the auctioneer as top-quality silage or grazing land and it sold at auction to a beef farmer.

Private treaty was the preferred method of sale in Roscommon last year. Of the properties that went to auction, half sold under the hammer. Out of the 11 properties that were withdrawn at auction, four sold some time after auction.

Almost 55% of buyers in Roscommon were beef farmers, followed by forestry at 20%. Forestry buyers paid up to €5,200/ac for land in the county.
