Tipperary prices remained strong in 2019, increasing by just 0.5% on the previous year. The average price in 2019 was €10,962/ac.

There was a slight drop in the number of acres and farms offered to the market, down from 4,788ac in 2018 to 4,181ac. However, it still had the fourth-highest number of farms on the market in any county.

Interestingly, there were more sales valued at over €300,000 than there were under that figure. Three of the properties recorded sold for over €1m. Demand for larger parcels is strong in the county, with the average price for offerings over 40ac at €11,081/ac, compared to €10,885/ac for smaller parcels. However, this gap has narrowed significantly since 2018, when there was over €2,000/ac in the difference.

Just over 50% of the farms recorded on the market as 40ac or more sold. This compares to 60% of those that were less than 40ac.

There is a wide range in prices in Tipperary. At the upper end of the scale, a 40ac farm at Ballyvaughan, Powerstown, Clonmel, sold for just under €18,350/ac to an equine buyer at auction. Similarly, an 85ac farm at Kilshenane, Cashel, made €1,350,000 at auction, which is €15,882/ac.

Lower prices were typically seen in areas close to the border with Co Clare, but this was not always the case. Dairy, business and beef buyers are almost equally active in the Tipperary market. It is understood that Coolmore bought a number of properties last year.

Private treaty is definitely the most popular method of sale in Tipperary, with 67 out of the 91 properties recorded on the market offered by private treaty.
