It’s believed that Landscape House, Clonlara, Co Clare has been sold. Standing on 79 acres, the property was originally brought to the market in the backend of last year by private treaty at a guide price of €475,000. Subsequently, it was decided to bring it to a head and offer Landscape House for sale by auction in March this year. On the day, there were at least three different local bidders and after a couple of rounds of bidding, joint agents Tom Crosse, GVM Limerick and Ganly Walters, Dublin eventually withdrew the property at €405,000. Private negotiations ensued and it’s understood that a deal was agreed for a figure in the region of €450,000. It’s believed the property was bought in trust for a local businessman.
A former Golf and Country Club, the property came to the market with an imposing 8,600 square feet residence and an extensive courtyard that housed the original country club along with the bar, as well as nine chalets. About four years ago, the property ceased operating as a Golf course and the land returned to agricultural use.
Built in circa 1834, Landscape House is a two-storey five-bay residence that was reconstructed into a Tudor style residence between 1913 and 1917. It has been unoccupied for a number of years and features big spacious rooms filled with natural light and high ceilings. Accommodation includes a grand hallway, three reception rooms, kitchen utility, sunroom, seven bedrooms and three bathrooms. The basement contains a wine cellar, a boiler room and two store rooms. Although in need of refurbishment, the house still retains some original features such as timber shutters, ornate cornicing and marble fireplaces. The hipped room was replaced in recent times. There is also a gate lodge which requires complete refurbishment.
To the rear is an 18th century courtyard where the previous owner converted one of the buildings into a pub. There are also nine self-contained guest chalets of one and two-bedroom apartments while the farmyard contains a haybarn, a machinery shed, and some farm stores.
Being a former golf course, the land is laid out in open plan style with one field leading to another. Currently in grass, the land is described as “moderate” but features fabulous mature trees and comes with extensive road frontage.
Two other sales
Meanwhile, auctioneer Tom Crosse, GVM Limerick concluded the private sale of two other holdings in Co Limerick recently. A 42-acre non-residential farm at Clorane, Kildimo sold for a figure believed to be in the region of €365,000 while a 77-acre non-residential farm at Herbertstown made in the region of €500,000. It’s understood that both buyers were local.
