Circa 26 acres of land, located about 3km outside of Ballina town in Cloonislaun is quoting a price of €270,000 or almost €10,400/ac. In context, last year’s average in the county was just under €5,600/ac, albeit this figure included some poorer-quality parcels around east and parts of north Mayo. This price is influenced by a very good-quality nine-bay slatted house. The land here for the most part is good grazing ground, with 10 acres at the front of the holding more marginal than the rest.
The farm is well fenced and has been kept in good condition by the farmer renting it. It is being sold by a retiring businessman. The farm is offered via private treaty and so far interest has been mostly local.
Twenty acres in Killala

The second farm that has come on the market in the last month is 20 acres just 2km outside the north Mayo town of Killala. This is a nice grass farm that has been rented for the last number of years to a beef farmer. The land has good access and is laid out in grass.
Interest so far has been slow to get going, but it is early days yet and it is expected to pick up. The guide on this lot is €180,000 or €9,000/ac. It is also a private sale.
Both farms are offered by agent Billy Heffron.
