An echo of excitement rippled through the room at the Great National Ballykisteen Golf Hotel on Tuesday 9 June as auctioneer Matt Ryan brought the hammer down at €1.255m on a 48ac farm with a derelict residence on site.
Located at Currana, Golden, Co Tipperary, the property was offered in three lots:
Despite generating several expressions of interest pre-auction, the derelict residence on 7ac attracted only one offer of €150,000 on the day.
The 41ac parcel opened at €500,000 and was bid to €820,000.
Opening at €975,000, three bidders competed for the entire, quickly driving the price to €1.06m.
Flurry of bidding
Following a consultation with the vendors, Matt Ryan declared the farm on the market, and after a flurry of bidding, it was knocked down at €1.255m to a businessman with active farming interests.
Speaking after the auction, Matt Ryan noted that it can be difficult to pinpoint why some properties exceed the guide by so much, but that this farm had a lot going for it.
He said: “It’s a lovely piece of ground. The location is super, you’re a 10-minute drive to the M8 motorway. It ticks a lot of boxes in terms of accessibility and design.”
The area has seen some interesting sales results in recent times. In March, a nearby 70ac holding at Cloghleigh, Golden, Co Tipperary, sold at auction for €28,500/ac, which is €13,000/ac higher than the county average, according to the Irish Farmers Journal Land Report.
