A full equipped, residential dairy farm that extends to 290 acres in size has come on the market in Co Antrim. The property is located on the Kilraughts Road on the edge of Ballymoney and is being offered up for sale in four lots.
The farm in it entirety is guided at £4m (€4.6m), or £13,793/acre (€15,863/acre).
The sale is being managed by local auctioneers HA McIlrath and Sons. The Kilrea-based firm described the property as “the largest and finest dairy farm we have ever offered for sale” and they expect a strong show of interest from potential buyers.
The first lot includes a dwelling house, farmyard and 80.54 acres of land. The land has road frontage and the yard is approached by a wide asphalt lane. The fully functional dairy unit includes a 10-year-old Pearson milking parlour, with 24 units and a 15,000-litre bulk tank.
There are three large cow cubicle sheds, a portal frame calf house, calving pens, a portal frame grain store, two open machinery sheds and an above ground slurry store.
Most of the agricultural land in the first lot is described as arable grade land, with the remainder suitable for both cutting silage and grazing.
The spacious two-storey dwelling house was built in 1995 and has been well-maintained. The ground floor is made up of an entrance hall, sitting room, dining room, conservatory, kitchen, utility room and a wet room.
Notable features include an oak floor in the entrance hall, sitting room and dining room, as well as two marble fireplaces.
Four bedrooms and a bathroom are located on the first floor. Two bedrooms have built-in wardrobes and one also has an en suite. The guide price for the first lot is £2.1m (£2.4m).
The second lot is accessed by a shared lane and extends to 66.15 acres. Again, this land is suitable for cutting and grazing and it has a guide price of £575,000 (€661,192).
The third lot has 77.10 acres of land and is guided at £675,000 (€776,566). This includes three acres of woodland, as well as cattle handling facilities.
The fourth and final lot is located on the opposite side of the road from the first parcel of land.
It extends to 65.30 acres and includes a shared yard with an above ground slurry store.
This lot has an asking price of £650,000 (€747,461).
