The sun was splitting the stones the day I visited Kilmoyler House near Cahir in Co Tipperary. The approaching countryside was full of grass as silage season gets underway. As you drove toward the house, the reasoning for the term ‘the golden veil’ becomes more apparent. The quality of land is simply superb.
Cue the holding in question. A residence with serious potential and 140 acres of the best Tipperary has to offer makes this package substantial. Included are 10 acres of woodland with premiums.
All in all, the guide is €1.95m. This is almost €14,000/ac, excluding the grand residence. Given the prices achieved in Tipperary recently, this seems, from the outside, a very reasonable guide.
The house
The house itself commands tremendous respect as you stand outside it. Three-storey high, it is an enormous home. Approached by a circa 300m roadway, the house settles in the middle of the lands.
The spacious driveway in the front is well maintained. From it the views of the Galtee Mountains are breathtaking. Mature trees surround the house, giving an element of privacy without impeding the views of the neighbouring countryside.
The home itself needs renovation. Not lived in for circa two years, it would require investment to fulfil its potential. But potential is the magic word here. Large and spacious, any buyer would reap the benefits of investment. In total, the residence contains eight bedrooms. The ground floor is very spacious, comprising of an entrance and inner hallway which runs the length of the house, a dual-aspect dining room, a sitting room with and open fire, a family room with access to the front of the house, and a garden room leading to the coach yard. The house was built in the 1800s by Butlers of Ormond and then passed to the O’Meagher family. Five generations of the current owners have resided at Kilmoyler House. It is now being sold as an estate sale.
The land
The land is approximately 140 acres in total, some 130 acres of excellent-quality grazing land and 10 acres of woodland. The grazing land has been rented to a local dairy farmer for the last number of years and the farmer has kept the lands in excellent condition. Well fenced, the fields all have a good water supply, with water troughs in each paddock.
As mentioned, the house is set within the middle of the land, with large fields to the front and divided into paddocks at the side and the rear.
The forestry is planted according to a Department of Agriculture scheme for Amenity Woodland. Planted in 2006, it comprises of 90% oak with 10% conifers.
The house is being offered by Roseanne De Vere Hunt from Sherry Fitzgerald Country Homes. Interest so far has been predominantly from farmers, but with the quality and potential, international interest has not being ruled out. On the market two weeks, it is being offered by private treaty.
