A rock solid investment opportunity has presented itself to the Kerry land market in the form of a 61-acre farm with an existing quarry. Located centrally in the Kingdom, near Castleisland, the property is jointly on the books of Killarney-based auctioneer Tom Spillane and Mike O’Sullivan of Tralee-based agents Walsh O’Sullivan.

Describing the land on offer in the townland of Ballymacadam as “being of excellent quality”, auctioneer Tom Spillane added: “There’s road frontage there in abundance too.”

He’s not wrong, almost half of the entire boundary of the farm runs along the L2040 Castleisland to Brosna road. Castleisland is 3km to the west, with Tralee and Killarney both less than a half an hour’s drive away.

Spillane believes that the existing quarry may be a key selling point.

“It is an operating farm with 61 acres of land there, but the value is in the rock. This is a quarry with planning permission.

“While what we’re selling is agricultural land, there’s great interest in the quarry. There is black limestone under the surface and that is where most of the interest will be,” he explained.

The farm

While planning for a quarry exists, the property also offers farming opportunities in the short term. The land is level and all in one block. It is currently in pasture and split into a number of fields. Also included in the sale is the farmyard with an array of farm buildings. The most prominent buildings include a slatted shed, a machinery shed, and a hay shed with a lean-to on either side.

There are several other smaller buildings of various ages located in the confines of the yard.

A significant two-storey house with road frontage is located away from the farm buildings, but lends itself to further options if the purchaser so wished.
