A sizeable residential farm in west Tipperary will go under the hammer later in the month. The 85ac holding at Carhue, Dundrum, Co Tipperary is brought to the market by Cashel Livestock & Property Sales Limited and given that it’s rare for land in this corner of the Premier County to come up for sale, it will be one to watch.

A local road divides the property in two and because of this, the vendors are offering this farm for sale in three lots with Lot 3 being the entire.

Requiring renovation the farmhouse is set back a small bit from the public road.

VPRG potential

The residence and farmyard are centrally located on the farm as a whole and they are offered in Lot 1 along with 48ac. On the northern side of the road, it is a slightly elevated site and it’s laid out in a number of fields, all of which are in grass.

Set back about 70m from the road, the house and yard are alongside each other but have separate entry points. In all there is 700m of road frontage in this lot which has three entrances.

The 85ac residential farm goes under the hammer on 26 August at Cashel Mart.

A dormer style dwelling, the farmhouse needs a bit of work but has plenty of potential. There are four bedrooms, a kitchen, sitting room and bathroom.

There’s also the added bonus of exceptional views of the Galtee Mountains and the surrounding countryside. It should qualify for the Vacant Property Refurbishment Grant of €70,000 which could go some way towards financing the renovations.

A dairy farm in the past, the bones of the enterprise remain with an old stone milking shed and cubicle house present along with other outbuildings. A three-span hay shed with lean-to is in better shape and there is also a concrete yard surrounding the sheds.

The farmhouse has four bedrooms but requires renovation.

Moving south of the road, there are circa 37ac in Lot 2. All in grass and in one block, it is divided into a number of fields by mature trees and hedgerows with a fairy fort evident in the south west corner of the property. It has frontage of 1.3km onto two roads and has two entrances.

Located less than 5km from Dundrum and the R661 road while it is about 20km from both Cashel and Tipperary town.

Auctioneer, Alison De Vere Hunt reports strong interest on the property so far and expects that to translate into good bidding on the day. She is guiding the entire in the region of €1m.

The auction takes place at 3pm on Tuesday 26 August at Cashel Mart.
