The land market in Co Mayo was relatively unchanged in 2025. The average price rose by 5% to €8,154/ac, an increase of €408/ac.
Reflecting the large size of the county, supply of land for sale was relatively high.
We examined 219 farms with 6,350ac that were for sale – compared to 220 farms with 10,054ac the year before.
These varied from good grazing to marginal land, with hill land, forestry and commonage added to the mix.
We sought prices for land used for grazing, silage and similar farming uses.
Calculations were carried out on 58 holdings that sold by year end – the same number as the year before. For the farms that sold, prices ranged from €1,799/ac to €17,910/ac. Most sales were by private treaty.
Key buyers
Part-time farmers – most of them in dry cattle and sheep – as well as dairy farmers were key buyers.
Fox Auctioneers sold numerous parcels of land by private treaty with the very best of them making over €12,000/ac.
Billy Heffron Auctioneers had good private treaty sales, with a 72ac non-residential farm near Claremorris fetching €700,000.
Adrian Burke Auctioneers completed a good number of private treaty sales, with one holding fetching over €13,000/ac, while APP Kirrane had a number of sales in the 30ac to 40ac range, with one making approximately €10,000/ac. DNG Gilligan had strong private treaty sales.
Most agricultural land in the county sold in the range of €7,000/ac to €10,000/ac, with better holdings going up to €12,000/ac.
Keen competition between neighbouring bidders can push some prime holdings to €15,000/ac.
