Land prices in Wexford rose steadily over the past six years – and again last year. The average price for 2024 was €17,771/ac, up 8%.
Wexford land was the second dearest in the country – behind only Co Dublin.
We looked at 52 farms and parcels offered for sale on 1,882ac, a mix of all land types. We did our calculations on 28 that sold by year end.
Prices ranged from €7,317/ac to €39,000/ac. Top prices were paid for a number of well located parcels of 10ac to 35ac bought by dairy farmers and business type buyers. These were in both the north and south of the county.
One notable sale was Rockspring House at Ferns, on 154ac, sold at auction by Sherry Fitzgerald O’Leary Kinsella for €2.9m.
Quinn Property sold a number of parcels of 5ac to 15ac at auction, to great demand, with some exceeding €30,000/ac.
The going rate now for good, well located farmland in the north of the county is €15,000/ac to €20,000/ac. The area is within commuting distance of the capital and there is keen demand for small holdings, particularly if there is a house.
In the south of the county, good land can now fetch €12,000/ac to €15,000/ac.
We excluded a number of small holdings from our calculations because they had valuable houses. These included the lovely Linziestown House on 22ac at Tomhaggard sold at auction for €1.75m by Sherry Fitzgerald Radford, and New House on 22ac at Duncormick, sold by the same auctioneer by private treaty.
