The early auction season has been fruitful across Ireland. Auctioneers have noted a high percentage of auctions selling, either under the hammer or after being withdrawn.

Prices have also been strong. A number of sales have exceeded expectation across the country and while uncertainty is still seen in the market, auctions continue to perform well.

Irish Country Living looks at some auctions from across Ireland recently.

Garrycaheragh, Ballynoe, Co Cork

Acres: 70.

Status: sold under the hammer.

Result: €655,000 or €9,360/ac.

Auctioneer: Michael Barry, Dick Barry and Sons.

A 70-acre farm in at Garrycaheragh, Ballynoe, Co Cork was sold by public auction recently. The farm sold under the hammer for €655,000 or €9,360/ac.

The final price was well above the expectations of auctioneer Michael Barry, who had guided the farm at €7,000/ac prior to the auction.

Bidding for the property opened at €450,000 or €6,500/ac as two bidders pushed the price up to €600,000 or €8,570/ac.

After a short adjournment, the property was put on the market at €600,000 and a third bidder got involved. After numerous €5,000 bids, the farm was sold for €655,000 or €9,360/ac.

The purchaser was well-known farm consultant Mike Brady of Brady Group who was acting for a local dairy farmer.

The land here has good potential but had been neglected for a number of years.

It has been actively farmed for grazing and silage, however extensive work is needed to improve the quality of the land.

A number of drains would need to be opened and treatment would be needed in the form of lime and fertiliser.

Fencing provisions would also be required. With such investment, this would make a lovely holding.

Barry told Irish Country Living that while interest was good, he didn’t expect three active bidders on the day.

Howardstown, Bruree, Co Limerick

Acres: 57.

Status: lot one sold under the hammer, lot two was withdrawn and sold after.

Result: 44 acres sold for €430,000 or just under €10,000/ac.

A good-quality 57-acre farm in Howardstown near Bruree in Limerick sold at auction recently.

Offered in two lots, it was the first lot of 44 acres that proved initially successful, selling under the hammer for €430,000 or just under €10,000/ac.

The second lot, circa 11 acres, was withdrawn at €80,000 or €7,280/ac and was sold after. It was reported that it sold around the guide of €110,000 or €10,000/ac.

The first lot opened at €300,000 or €6,800/ac. Three bidders were active in pursuit of this lot and when it reached €430,000 it was placed on the market and sold.

It is understood that a local dairy buyer bought the farm.

The second lot was 11 acres and this received one bid of €80,000 before being withdrawn. It sold to a dairy farmer directly after the auction.

The Bruree/Kilmallock/Athlacca area contains some of the best lands in Limerick.

The presence of strong dairy farmers means some of the strongest prices in Limerick are seen here.

Guided in the entire at €10,000/ac, Wheeler’s estimation was just about on the money.

This farm was described as very good quality. It contained a three-bed bungalow with some outbuildings including a three-bay haybarn with a lean-to.

It also has good access and road frontage.

Drummond, Rosenallis, Co Laois

Acres: 21.

Status: sold under the hammer.

Result: €199,500 or €9,500/ac (excluding the two acres that sold for €50,000).

This property was offered in two separate lots at public auction recently and the lots were very different at that.

Before the auction even started, another lot comprising of two acres of land was sold to a private individual for €50,000 or €25,000/ac. This piece of ground was not zoned.

The first lot that was put to the auction floor was made up of a derelict house on 10 acres.

The house itself is a traditional three-bed residence and is in need of complete refurbishment. The land is suitable as grazing ground.

However, the competition for the parcel was fierce. Four bidders battled for the holding.

It opened at €100,000 or €10,000/ac and it quickly increased above the guide of €120,000 or €12,000/ac.

In the end, two neighbours fought it out until the hammer fell at €142,000 or over €14,000/ac. Needless to say, the potential with the residence pushed the price up.

Lot two was 11 acres of mature forestry. Laid out in mature broadleaf forestry, it was guided for €55,000 or €5,000/ac but sold just above that at €57,500 or €5,230/ac.

It was bought by a local and his son. The auction took place in the Heritage Golf and Country Club in Killinard, Co Laois, in front of an attendance of over 30 people.

Lough Garr, Ruan, Co Clare

Acres: 22.

Status: sold under the hammer.

Result: €267,000 or €12,140/ac.

Auctioneer: Diarmuid McMahon, Sherry FitzGerald McMahon.

Clare averages rarely exceed €10,000/ac. The 2018 average stood at just under €7,000/ac and the majority of sales are around this.

However, a property including some top-quality land and a five-bay slatted shed sold under the hammer for €267,000 or €12,140/ac.

Twenty two acres at Lough Garr, Ruan, Co Clare sold under the hammer for €267,000 or €12,140/ac.

The fact that two acres of this property included lake makes the sale more impressive.

The property opened at €200,000 or almost €10,000/ac at public auction before three bidders pushed the price to €240,000 or almost €11,000/ac.

At this point, it was put on the market. A new bidder entered the race but it was the individual that opened the bidding that sealed the deal.

Latoon, Clarecastle, Co Clare

Acres: 20.8.

Status: withdrawn (sold after)

Result: undisclosed price

Auctioneer: Diarmuid McMahon, Sherry FitzGerald McMahon.

Offered on the same day as the property near Ruan, this farm did not have the same success.

Receiving one bid at auction, it was withdrawn at €160,000 or €7,700/ac.

Almost 21 acres at Latoon, Clarecastle, Co Clare was withdrawn from auction and sold after.

However, it was sold after the auction for an undisclosed sum.

Agent Diarmuid McMahon noted that the land parcel had a relatively peculiar shape and this would have hindered the price.

However, the ground was good quality and the farm had good access to the Dromoland M18 interchange and the R458.
