Going to auction in the coming weeks is a substantial circa 130-acre non-residential farm with an address at Golden, Tipperary, deep in the heart of the Golden Vale.

The farm is being offered in the entire or in two separate lots. The first lot consists of circa 119 acres and is located in one block, which also comes with a large shed in the centre. The second lot is separate to the first block and consists of circa 10.35 acres.

The farm has been leased out over the past number of years but is still in excellent condition with no waste. It is split between 12 fields and is currently laid out in a mixture of grassland and tillage and would be suitable to any enterprise due to the premium quality of the land.

The grassland was predominantly used for silage production over the past few years, however a grazing enterprise could be easily set up too.

The 10.35-acre parcel is currently under potatoes. The land comes with ample road frontage on either side of the property, with plenty of opportunities for an on-farm dwelling to be constructed.

Potential for development

Similar to the property in Co Wicklow, this farm offers the real possibility of developing a dairy enterprise. With very little sheds in place on the farm, a blank slate exists to design a farmyard that suits the chosen enterprise.

The one large shed that is in place is a large five-unit shed that has been predominantly used for storage purposes. The entire farm is serviced by a mains water supply.

The farm also comes with entitlements which will be included in the sale. The first lot of circa 119 acres carries entitlements to the value of €16,293 while the second 10.35 acre lot has entitlements of €1,100.

The farm goes to public auction on 13 September at the Cashel Mart Premises at Camas Road, Cashel, Co Tipperary, at 3pm.

Cashel Livestock and Property Sales is handling the sale. The entire is being guided at €12,500/acre.

The average price paid for land in Tipperary over the last two years has fluctuated either side of €10,000/acre. However, given the location and the interest coming from both local and national parties, it would not be surprising to see this figure comfortably surpassed.
