The cool air in the PF Quirke auction room was a welcome reprieve for auction-goers on Thursday 25 June, as the hottest day of the year saw the hammer fall on two Co Tipperary farms.
Going under the gavel was a 53.5ac farm with large five-bedroom house at Moher, Ballyporeen, Co Tipperary, and a nearby 34ac outfarm at Dangan, Ballyporeen, Co Tipperary, with the option of purchasing the holdings separately or together as an entire.
First to go under the hammer was the Moher farm. Opening at €1m, the price quickly rose to €1.2m as two bidders competed in €20,000 increments.
Attention then moved to the Dangan holding, which opened at €350,000. Interest from three bidders pushed the price to €410,000.
With bidding complete on the individual lots, the focus shifted to the entire, opening at the combined price of €1.61m. However, there was no interest and the lot was withdrawn, prompting a recess for the auctioneer to consult with the vendors.
On the market
Returning to the room, Pat Quirke announced the farms on the market in their individual lots. Bidding resumed on the Moher farm and, with no further offers, the gavel came down at €1.2m.

The Dangan holding then returned to the floor, with the three bidders continuing to contest the sale in €5,000 increments. Two dropped out at €430,000 and a new bidder entered the fray.
A final flurry of bidding ensued, with the hammer falling at €460,000 in favour of the initial bidder, believed to be a local farmer. The sale price, which exceeded the guide by €110,000, represented a price of €13,500/ac.
