PF Quirke and Co, Clonmel held an auction for 12.25 acres of low land at Rossrehill, Burncourt and mountain rights comprising one-eighteenth part of 984.24 hectares (2,432 acres) at Kilcoran, Cahir, Co Tipperary on Tuesday 16 April.

The low land is top-quality land, with good road frontage and a stream to one side. The mountain rights are easily accessible having frontage to the old Dublin-Cork road (N8) at Kilcoran.

Offered initially as one lot, the entire had a single bid of €200,000. Separately, the land was bid to €100,000 and the mountain rights to €98,000. Following a short consultation, the same three lots were put to the floor again. The entire received no further bid while the low land then reached a bid €170,000 and the mountain rights saw a rise to €102,000. Both lots were put on the market and sold at this level.

After the sale, Pat Quirke said: “This is a strong result for the area. Almost €14,000/ac for the low land and a massive €755/ac for the mountain rights. Prior to the auction, the combined guide price was €245,000, with the sale achieving €272,000 in total. Both buyers were local farmers.”

He added: “The interest in the mountain rights was huge and there are many disappointed underbidders.”
