A 70ac non-residential farm close to the village of Golden, Co Tipperary, defied all expectations, as it sold for over €28,500/ac at auction on Monday afternoon 16 March.
A bid of €1m got proceedings under way in the offices of Clonmel-based Sherry FitzGerald Pollard FitzGerald.
This made a statement, as it was the guide price that auctioneer John FitzGerald had placed on the property.
In increments of €50,000, bids were placed by four different parties until it reached €1.5m.
At this point, the property - close to banks of the River Suir - was placed on the market and bids continued at the same level until the gavel fell at €2m. This equates to €28,571/ac.
The Irish Farmers Journal understands that Michael McElligott and Fintan Flood purchased the farm at Cloughleigh, Golden.
This adds to their Co Tipperary land portfolio, having purchased the prestigious Rockwell Farm for in excess of €25m in December 2025.
The land is located in a noted agricultural area where dairy and equine are prominent and the two immediate underbidders were local practitioners of these aforementioned enterprises.
