When one visits a property of real elegance and beauty, you must take notice. Moyfern House near Trim in Co Meath is one such property. Uniquely designed gardens, a modern, well-kept residence and top-quality land means this property is worthy of the interest shown in recent times. These three points of interests are all of the highest quality.

The gardens

The picturesque driveway that greets you as you head to Moyfern House sets the scene for the tranquillity that surrounds the property. The first impression that strikes you is the beautiful gardens, which are expertly maintained, designed and well thought out. Very unique, any viewer of the property will be struck by this particular feature.

The residence

The residence is the star of property. Standing at 3,200sq ft, this four-bed home is as well-kept as it is unique. Built in 1997, it has Dutch flavour as a result of the Dutch owner who helped designed the property. This European inspiration has seen predominant interest from parties outside of Ireland.

The entrance hall of the residence is a very practical space, offering dual use as a welcoming area and also an office/study. Completed with a feature marble staircase, a wooden flooring and dual-aspect windows, the home certainly does not lack style. With its beautiful panoramic views, the kitchen is a lovely space and the open feel to the rear of house makes it a wonderful entertaining venue with access to the back patio. A homely area, the kitchen is a dream for any keen cook who is conscious of space, something this kitchen certainly does not lack.

The master bedroom contains an en suite, which is fully kitted out with a jacuzzi bath and shower and also has a door leading to a balcony – a perfect timeout area.

The three other bedrooms are fitted with pine flooring. The ground floor offers exceptional views of the surrounding countryside. Spacious and well lit, the residence also offers practicality, which can be lost in similar residences.

The lands

With the stylish residence comes 23 acres of real top-quality Meath grassland. While the acreage may not be substantial, the standard of ground is high. The land contains limestone soil, ideal for bloodstock breeding and other equestrian pursuits, as well as livestock grazing.

The circa 23 acres may mean that extensive operations may be limited but this holding could be perfect for a small equine operation. The holding has been well looked after throughout the years, as can be seen by the well-maintained paddocks. These paddocks, which total six, are fenced with stud railing and are very easily accessed. Water is provided by a mains supply and mature hedgerows and trees provide an excellent array of shelter for animals.

Best Mate

For a horseracing enthusiast, Moyfern House will continue to prick the ears. Birthplace of the renowned racehorse Best Mate, the tradition and historical significance attached to the property is unquestionable. Bred by owner Jacque van’t Hart, the three-time gold cup winner was born on the farm in 1995.

The price tag

The €850,000 price tag means this property is keenly priced, according to the Phillip Guckian of Sherry FitzGerald, auctioneer handling the sale. Phillip told the Irish Country Living that, given the quality of the residence, gardens and lands, this is a reasonably priced property. The property is being sold by private treaty. Originally on the market back in 2012, no buyer has yet been found. The outcome of this sale will certainly be of interest. CL
