Recent days have seen good prices paid for farmland sold at auction. Auctioneer Edward Carey had a successful auction of 40.5ac at Gorteen, Johnstownbridge in Co Kildare.

A bid of €485,000 was made for the farm but it was withdrawn.

Negotiations then took place with this bidder – over the phone – and the land was sold shortly afterwards for a higher figure believed to be around the guide price of €500,000. The buyer is reported to be a local farmer.

Speedy sale

GVM sold 41ac of grassland at Derrycoffey, Croghan, Rhode in Co Offaly. The property had been guided at €200,000 but sold in the online auction at €250,000.

Auctioneer Gordon Cobbe said that such was the interest that the bidding was completed and the land sold within 150 seconds of the auction opening.

The opening bid was €100,000. The land has a derelict cottage and road frontage.

GVM also had a good result for its auction of another 148ac farm in Co Offaly.

This was located in divisions at Killeigh, Geashill and Ballinagar. Having been guided at €950,000 the holding sold at €1.255m. It was sold in three lots.

Hot properties in Wexford and wicklow

In Co Wexford Quinn Property auctioned two properties. A 33ac residential holding at Killisk, the Ballagh, was sold in three lots and made €735,000.

Lot 1 of 20ac was knocked down at €305,000 to a local tillage farmer.

Lot 2, the house on 3.5ac, was knocked down to a local buyer for €325,000.

Lot 3, 9.8ac, was sold to a local beef farmer for €105,000.

Auctioneer David Quinn said that the total was equal to €22,250/ac. He is conducting active negotiations on 36ac of upland Ballymaghroe, Knockananna, Co Wicklow. It was offered at auction and withdrawn at €180,000. Higher offers have since been made for the land, he said.

Lakeside property in Cavan

Raymond Potterton Auctioneers successfully auctioned the 69ac residential farm at Carolina, Cootehill, Co Cavan. Bidding on the farm, which has lakeside frontage, opened at €400,000 and passed through the guide price of €450,000. The farm was knocked down at €490,000. The farm was bought in trust.
