The arrival of Wells House and 470ac farm to the market in Wexford will most certainly turn heads. The property is one of Wexford’s most popular tourist destinations with some 100,000 visitors per annum.

Wells House and Gardens on 185ac are being sold by private treaty, guided at €4.5m. However, if the buyer wishes to purchase the entire estate, the 470-acre farm and house, the guide is €7.5m (€16,000/ac).

If the buyer is just interested in the house on the 185ac, perhaps to further develop its potential as a tourist destination, then the current owners plan to continue farming the rest of the land.

Residence and facilities

The property is in Ballyedmond, Gorey, Co Wexford. Wells House was originally built in the 1600s by John Warren who farmed over 6,000ac in the area. In the 1800s it was redesigned by architect Daniel Robertson who is best known for his work in creating the gardens at Powerscourt House and Johnstown Castle.

Approached by a long tree-lined avenue the house sits right in the middle of the estate. It is three storeys over a basement with a floor area of 23,140 sq ft.

There are over 40 rooms in the Grade 1 listed house.

The property comes with a craft courtyard and five self-catering chalets. Alongside the house is a restaurant which can seat up to 100 people. Meanwhile Robertson Hall, which is a recent addition on the grounds, can accommodate functions for up to 160 guests.

The house was opened to the public in 2012 by the current owners, Uli and Sabine Rosler. They say a long-term plan is needed to maximise its full potential. It’s very important for the family that the house continues to grow and expand its offering – something that has become increasingly difficult for Uli and Sabine to drive forward as they approach retirement.

The Roslers have significantly invested in the preservation and restoration of the house and Elizabethan gardens.
