A 114ac residential farm at Ballynoe, Co Cork, is for sale by private treaty. The entire is guided at €1.1m or €9,650/ac. It is available as a whole or in three separate lots.

Selling agent Eamon O’Brien of CCM said that the land is of mixed quality and he has had a number of strong enquiries already.

Ballynattin, Ballynoe, Co Cork.

The 68ac with the farmyard at Ballynattin is described as premium quality land. While it is currently in grass, O’Brien says it would be suitable for tillage and is guided at €9,500/ac. The farm buildings include a slatted shed with feed passage.

There are 45ac on the other side of the road in the townland of Tubbereen, that is currently in grass and has no buildings. This is guided at €7,500/ac as one lot. “Some of this block is heavy but it is not marginal enough to go in to forestry. It is very accessible,” O’Brien said.

The two-bedroom bungalow on one acre is available separately if desired, guided at €100,000. The entire benefits from a Basic Payment Scheme entitlement valued at €13,585 in 2019.

It is worth noting that there is a “cuckoo field” on the farm which belongs to a neighbouring farmer. A gentleman’s agreement existed between the neighbours to allow access. Before the sale closes the purchaser will be made aware of the neighbour’s interest.

Eamon O’Brien says that the farm presents a great opportunity for someone looking to expand their own farm, for someone wishing to set up a new unit or even for an investor seeking a rental income.

Garryvoe Lower, Ladysbridge, Co Cork.

It is expected that there will be strong interest in the sale. Eamon commented that he recently placed ‘For Sale’ signs on a 30ac property on a Friday evening at Garryvoe and by Monday morning there was an offer of €12,000/ac on it.
