A dairy farm with over 130ac of land and two dwelling houses has been offered up for sale in Co Antrim.

The main farm is located on the Cladytown Road near Glarryford. This includes the farmyard, a three-bedroom house and 61ac of land. The guide price for this lot is £1.35m (€1.61m).

There is a further 70ac of land, as well as another three-bedroom house and a general purpose shed, located three miles away on the Dunminning road at Craigs near Cullybackey. The guide price for this lot is £700,000 (€837,000).

The sale of both lots is being managed by Kilrea-based auctioneers HA McIlrath and Sons.

Facilities

On the Cladytown road, the farmyard includes a 24-point swing-over parlour, a 1,500-litre bulk tank and eight out-of-parlour feeders. The main cubicle shed has space for 105 cows, but there is also other cubicle accommodation in the yard, as well as extensive housing for youngstock and followers.

There are general purpose buildings, two boreholes and a standby generator. The farmland is laid out in a neat block, with one field located on the other side of a quiet back road. It is arable grade land with a mixture of red and black soils.

Residence

The dwelling house was built in 1997 and was renovated and extended 10 years ago. It is a two-storey building with the three bedrooms located on the first floor.

There is a further 70ac of land on the Dunminning Road.

On the Dunminning Road, the three-bedroom house is described as “comfortable” but it requires “full modernisation”. The land is suitable for cutting and grazing, except for around three acres of wetter land.

Some of the farmland has been recently drained and now requires re-seeding. The boundary of this block of 70ac has new fencing which is suitable for sheep, and it is all laid out in a single block.

Basic Payment Scheme entitlements for both lots are available but are not included in the guide prices.
