A fine cattle fattening farm has come on the market in Co Westmeath. It’s 140ac, with an old farmhouse, at Mace, near Rathowen. The farm is for sale from Raymond Potterton Auctioneers and goes for auction later this month.

This is a convenient location, about two miles off the N4, between Ballinalack and Rathowen. It’s about 10km to Mullingar, 22km to Longford and 22km to Ballymahon.

This is good cattle grazing land .

Among the highlights of this farm are that it has a lot of road frontage and easy access to fields – it fronts on to three public roads. Nonetheless, all divisions face each other so it is effectively one block of land. There is close to 2km of road frontage. The farm fronts on to the River Inny for 600m, so there is a reliable water supply.

There is frontage on the River Inny.

The farm is good quality grazing land. There are deep ditches providing a good drainage system. The farm has been rented out for a good number of years and would be very productive with some improvement work. The fields are good sized and have mature hedge boundaries providing shelter.

The two-storey farmhouse is cut stone. It has been empty for some years and now requires renovation. There are traditional features around the house such as limestone piers and walls. “This is a proper Westmeath cattle farm,” auctioneer Stephen Barry said.

The farm will be offered in the entire – with a guide price of €900,000 or €6,428/ac – and in three smaller lots. Lot 1 is the house on 1ac, Lot 2 is 55ac and Lot 3 is 84ac. The auction takes place on Thursday 30 June at 3pm at the Mullingar Park Hotel and online on the LSL platform.
