The 183-acre land bank that arrived to the market in early summer in Allenswood near Lucan has sold, Coonan Properties confirmed to the Irish Farmers Journal.

The holding, which was offered in numerous lots, was guided for between €5.5m and €9.15m or €30,000/ac and €50,000/ac.

The final sale price was not disclosed, though it was "sold at a level nearer the higher price," the auctioneers said.

Development potential

The development potential played a major role in the guide price pre-sale and no doubt the sale itself.

Used for grazing currently, its location is ideal. Located on the R149 Lucan to Clonee road, the farm is just over 1km from Leixlip, 5km from Lucan and 7km from Clonee. The new town of Ongar is nearby, while the train stations at Blanchardstown Town Centre, Luttrellstown Castle, Hansfield and Louisa Park are in close proximity also.

The farm was originally owned by the Pritchard Jones family, who ran an equestrian breeding operation there.

The buyer was not confirmed, although it was bought in trust by a Dublin solicitor. The solicitor acting for the vendor was Robert Dore & Co, 2 Citygate, Bridge Street, Dublin 8.
