It is not often that a large block of land comes up for public auction in Co Mayo. However, a 186-acre parcel located at Lismirrane, Bohola, Co Mayo has just been launched on the market by Savills Country with a public auction of the lands to take place on 03 September in The Park Hotel, Kiltimagh, Co Mayo.

The farm is located along the banks of the Gweestion River with the majority being made up of extensive grassland. The farm has been neglected in recent years, as it has not been farmed and would take considerable work to return it to a productive grazing enterprise and a portion of the land may be more suited to rough grazing or forestry.

Lot one

The lands are primarily laid out in one large block consisting of 170 acres, which is being offered as lot 1. A hard-core track passing through the land leads up to the heart of the farm, where there is a two-storey farmhouse. The house itself has been vacant for a number of years and is in a derelict state. There is an old farmyard to the rear of the farmhouse.

Over time fields have generally merged into larger extensive grazing blocks so investment in fencing is required.

Lot two

Lot 2 is a smaller 6.6-acre parcel with a single-storey house in place. The three-bedroom residence was constructed in 1960 and is in need of investment to refurbish and modernise it.

The third lot is made up of 9 acres (in two parcels) and is currently all laid out in grassland and is located adjoining the main block.

The entitlements to the Basic Payment Scheme are owned by the sellers and are being included in the sale.

Bohola is a village located on the main primary N5 road connecting Castlebar to Longford. It is situated about 8km outside the town of Swinford.

The land is guided at a price of €700,000 for the entire or €3,763/ac.
