If you’re interested in buying a fine 220ac tillage farm, then get your skates on. There’s one on the market now, for sale by auction in five weeks’ time. It’s Hurcle House, near Collon in north Co Meath. Among the highlights of this property are good land, plenty of road frontage, good location and a good sized house built in the late 1700s, which has lots of old character. The agents are Smith Harrington.

The house needs full modernisation but has a lot of character. It was built in the mid-1770s.

There has always been plenty of tillage around Collon, farmed to a high standard. The land on this farm is good and has been well maintained. It’s well drained and hedges are in order.

The farm sits on both sides of a local road, running from Mellifont Abbey to Collon, with 126ac on one side and 87ac on the other side. The house and yard are on the bigger block.

The 87ac block has further frontage on another local road. Therefore, in total, there’s frontage along some 1.2km of road – on each side, 2.4km in total. No sites have been sold off this land. There are a number of gateways providing access. The farm is about 4km from Collon.

The farm is predominately in tillage and has been let out for the past few years. There is approximately 24.6ac in forestry, in three blocks. There is still one year of premium remaining on part of the forestry, bringing in an income of close to €1,000/annum.

A field of approximately 10ac is designated as a national monument and has been used for grazing. This is the site of a medieval village that was associated with Melifont Abbey.

The farmyard is located beside the house and is relatively old. It contains a four-bay double hay shed with a lean-to. These sheds were previously used as workshops. The family used to operate a farm machinery business. There’s a separate entrance into the yard from the road.

This is one of the living rooms.

House

The house was built in the 1770s and was later extended. It is sited some 300m in from the public road, in the middle of the land, thus ensuring privacy. It’s not overlooked by any other house.

It is accessed by a private avenue and screened by mature trees.

Although the house was lived in until some months ago it needs some modernisation. It’s well sized to be a good family home, extending to approximately 239sq m (2,577sq ft). Downstairs, there is an entrance hall, drawing room, dining room, kitchen, utility room, corridor, toilet/shower room and a bedroom.

Upstairs there are three bedrooms plus the bathroom.

The sitting room is bright and spacious.

The house has oil-fired central heating, sewerage by septic tank and it gets water from a natural spring on the land, which is piped to the residence. There is no mains water on the road.

The farm goes for auction on 29 October at 3pm in the Newgrange Hotel, Navan, and will be sold in four lots. As now normal, pre-registration will be required and all COVID-19 guidelines will be followed on the day.

The house has interesting features such as the floor tiles seen here.
