It goes for auction on Wednesday 27 October at 3pm at the firm’s sales room in Trim. The guide price for the land is €10,000/ac.

The location is 3km from Clonard, 5km from Longwood and 14km from Enfield and the M4 motorway.

The field is bordered by the River Boyne.

The land is laid out in one field which is currently in tillage. It is described by auctioneer Thomas Potterton as gently undulating.

“The land has been kept in good heart through regular rotation of crops by the owners and consequently it is in a high state of fertility,” he says.

The land borders the River Boyne. The Royal Canal also passes near one end of the land.

To find the land, from Longwood village drive towards Clonard on the R160 for approximately 0.9km.

Turn right onto L8031 (signposted Hill of Down) and continue for 3km. Turn left and continue for a further 0.8km. Turn left and go for a further 0.7km and continue along the Royal Canal Way for a further 0.6km. The land will be on the left hand side identified by the auctioneer’s sign.
