€710,000 for three grazing farms in Ulster

In Ulster, €710,000 was paid for three separate parcels, totalling 103 acres in Cavan and Monaghan. A further 20 acres were withdrawn from auction at €191,000.

The bigger of the holdings was in Derrygooney, Co Managhan. Located circa 12km from Cootehill and 20km from Castleblaney, 58 acres of the package is good agricultural land, with the balance 20 acres consisting of a lake. Opening at €300,000, two local dairy farmers bid for the land, increasing the price to €350,000, where proceedings stopped for consultation with the vendors. Upon resumption the holding went to €370,000, was put on the market and sold. The result was a popular one, with the dairy farmer who previously rented the land snatching the prize.

The 58-acre parcel is good Monaghan ground, according to auctioneer Patrick Crosbie, who handled the sale. Well laid out in four large divisions, it is described as good quality, with little waste. Leased out for the last number of years to a dairy man, the farm has been maintained in good condition. Nice work has been carried out on the lands over the last decade, with reseeding and ploughing undertaken – as noted by the auctioneer.

20 acres in Cavan

Also offered on the day were circa 20 acres at Carrickcreeny, Co Cavan. Located within 5km of Shercock, the parcel was in the same ownership as the property in Derrygoony. Both properties are situated within 10 minutes of one another.

Bidding on this parcel opened at €140,000 and was subsequently withdrawn at €191,000. Three bidders were active for this piece, with two in the running until the final bids. It is believed that the highest bidder was a businessman based out of the country with a tie to the area. He entered the race at €185,000.

Negotiations are ongoing, with another interested party having contacted the auctioneer since the property was withdrawn.

This land is also in good condition, having been leased out for the last number of years to a drystock farmer in the locality. Fenced and with a water supply, the parcel is ready to use once the sale is completed. The holding was guided keenly before auction at €7,000/acre and was offered in the entire. This property comes with a residence, but the building is in need of modernisation.

€9,000/acre near Virginia

A drystock farmer secured a nice package in Carricksimon near Virginia, Co Cavan. The 26 acres of good-quality grazing ground opened at €150,000 and four bidders participated in the bidding.

Two of these were very active and drove the price to €200,000, at which point it was put on the market. The property, which contained a derelict residence, then went to €235,000, or just over €9,000/acre, at which point the hammer fell.

The auction, which had circa 50 in attendance, took place at the Lakeside Manor in Virginia. Handling the sale was Joan Gilsenan of Martin Shortt auctioneers.

Also offered on the day were 19 acres at Cloughbally, Mullagh. Opening at €50,000, five bidders competed. The prices was driven up to €105,000, or €5,500/acre, at which point the hammer fell.
