A fine 130ac farm and farmyard are for sale near Navan, Co Meath. The property is at Philpotstown, Dunderry and it is being sold by Raymond Potterton. It will be offered at auction this month. The guide price is €1.6m.

The location is 5km from Navan and 6km from Trim. There is access to the M3 motorway 3km away at Junction 9. A key positive of this farm is that it’s in one block. In addition, it fronts on to two public roads. In all there is more than 1.8km of road frontage and there are entrances on to the land from both roads.

Internally, the farm is divided into four main divisions, with one field extending to c65ac. The farm is well fenced and has mature hedging.

This part of Meath has deep clay soil that is free-draining but still productive in dry conditions. The entire farm is under grass with some 87ac having being reseeded in recent years. The land is suitable for any farming purpose, the auctioneers say.

The largest field is c65ac.

The land in this part of Meath is productive, even in a very dry summer.

A farm roadway leads from the south boundary of the farm to the farmyard which is near the centre of the holding. There is a large hayshed, silage pits and cattle handling facilities. There are also some old stone-built, slate-roofed barns, now in need of renovation.

The auction takes place on Wednesday 21 September at 3pm in the agent’s sales room and also runs on the LSL platform.
