Bengurragh House, on 110 acres, sold for €2.83m or over €25,700/ac on Thursday. Four parties placed bids on the holding. The first dropped off after €2m and, once it reached €2.3m, two bidders battled it out.

Guided for between €18,000/ac and €19,000/ac or circa €2m, the opening bid was a modest €1.5m or €13,600/ac. However, after a brief bidding war, it flew to €2m. Put on the market at €2.65m or €24,100/ac, the hammer finally fell at €2.83 or €25,700/ac. It was bought in trust by Clonmel auctioneer John Fitzgerald of Dougan Fitzgerald.

Details of the purchaser have not been made public at this stage. Handing the sale of the property was Kilkenny-based auctioneer Pat Gannon of Gannon Auctioneers.

The property itself

Bengurragh House is a well-renowned farm. It became the 11th farm over 100 acres on the market in Tipperary when it hit the market back in July. Owned by the O’Connor family since the 1920s, the former dairy farm has had an interesting history, including being burned down during the War of Independence.

Encompassing 110 acres, the majority (70 acres) of the land here is set out in corn, while the remaining ground is used for grazing. Currently in stubble, the tillage land has been kept in good condition and has been actively farmed over the last number of years by David O’Connor.

The farm traditionally would have had equine interests, with horses trained there in years gone by. This interest has continued today, with a number of horses currently grazing the lands.

There is also significant road frontage from the lands, a feature which may be highly desirable considering the farm's close proximity to Cahir.

The three houses

In total, this holding contains three separate residences, including the primary residence in the centre of the farm.

Approached by a long, attractive, sweeping avenue, the two-storey traditional farmhouse has a commanding presence as one enters the holding. Standing circa 3,000 sq ft, the interior is spacious and full of light. With a traditional feel, the potential held within the main residence is huge, considering both its proximity to the town and the picturesque Galtee Mountains and surrounding countryside.

Two detached estate residences are also on the farm.
