Many landowners we encounter have been farming for 40 years, so they very much deserve to think about stepping back or retirement.

Many farmers just keep going, often to the detriment of their health and wellbeing, instead of exploring options that may allow them to step back. These options can provide:

  • Income security.
  • Certainty that the farm will be properly looked after and enhanced.
  • A more manageable work-life balance.
  • Whether in conjunction with an identified farming successor or someone else, landowners can enter into a number of different farming arrangements that can allow them to step back.

    What is important for all these arrangements is to find the right person and to have a proper agreement so that all aspects are clear and there are no misunderstandings. The Land Mobility Service has the experience and expertise to facilitate these agreements.

    Contract-rearing: this option can allow a landowner stay active as a farmer, but with less risk and less workload and at the same time providing some income security.

    Leasing: allows a landowner to step back and have a defined income for a defined period. Income tax relief applies to long-term lease income from non-connected persons. Clauses can be put into the agreement to ensure the farm is properly maintained.

    Share-farming: under share-farming, two people farm the same piece of ground. A landowner can stay farming but with much less workload and responsibility, by engaging with a share-farmer. The landowner supplies land and facilities, with the share-farmer providing the labour and management drive. Share-farming is most common in tillage and dairying.

    Partnerships: have permission to use land and facilities for the period of the partnership. As with the other arrangements, there is no change in land ownership. Partnerships are an excellent mechanism within the family, allowing the older generation step back and the younger generation become an active and decision-making part of the farm business.
