In recent years Limerick has had a busy land market, with reasonably steady prices. However, last year went in a different direction. The number of farms for sale dipped well down. Average selling price rose nearly 10%.

The number of farms offered on the market was 44, down from 65. They comprised 2,193ac, down from 3,557ac. The farms were well spread on size, with 18 under 40ac and 26 above.

The holdings varied from top-quality Golden Vale grassland to land described as very marginal and some 20-year-old forestry. Seventeen of the 44 holdings were residential, a higher proportion than in many other counties.

Thirty-two of the 44 farms brought to market sold. Average price was €10,787/ac, up from €9,983/ac in 2020. The standout sale was the sale by auction of a 79ac holding at Kilpeacon, Crecora by GVM Property for €17,975/ac. It sold under the hammer.

The highest price was €33,333/ac paid for a holding of approximately 10ac in the very south of the county. This was a private treaty sale. The lowest price was €2,155/ac paid for a holding of about 11ac, described as very marginal land. This, too, was a private treaty sale.

Dairy farmers have been the most active buyers of farmland in the county in recent years and that was again the case in 2021. They bought over one-third (37%) of the holdings sold. The broad business category bought a further one-third (33%), with the remaining holdings divided between beef and mixed enterprise farmers, some of whom are milk producers.
