An attractive 40ac farm with a fine, modern farmhouse and lots of good livestock sheds has come on the market in Co Galway at Brierfield, near Moylough. It’s being sold by Murtagh Bros and goes for online auction at the end of the month.

This is, of course, a good farming part of Co Galway with productive land and progressive farmers. It’s also a good all-round location for family needs. The farm is on the N63, midway between Moylough and Abbeyknockmoy. The farm is 5.5km from Moylough and 16km from the busy town of Tuam. The motorway network is nearby. Galway, Athlone and Roscommon are all within a 40-minute drive.

The farm lies on both sides of the N63. The house and sheds are on one side with about two-thirds of the land, the remainder of the land is facing them across the road. The larger section of the farm runs down to another local public road, at the far end. So, all in all, this farm has plenty of road frontage.

The farm is laid out in four main fields, which are of regular shape and have good boundary hedges and stone walls. The land is good quality, as it is in the general area. The farm has been well maintained.

Two houses

Interestingly, the farm has two houses and two yards. The main residence is a fine two-storey, red-bricked house which was built around 1990. It is spacious at just over 2,000 square feet and has four bedrooms.

It is set back nicely from the public road, is surrounded by mature trees, has its own entrance with electric gates and a landscaped driveway, and there is a garage. It has plenty of privacy.

The original farmhouse has three bedrooms. It now needs modernisation. It is in the main farmyard.

The second residence is the original farmhouse, located close to the road. It is also two-storey and it has three bedrooms. It was lived in until about five years ago and – while it appears to be in good structural condition – it now needs modernising and upgrading. It has its own entrance from the road and there are a number of traditional outbuildings beside this house which are in good condition.

Main farmyard

The main farmyard is between the two houses and has its own entrance from the road. It has a three-bay A-roofed shed built as a sheep shed. There is also a back-to-back lean-to used for storing hay and straw. Both sheds are in good condition. The other yard is at the far end of the land, with an entrance from the local road.

This shed in the main yard was built as a sheep shed.

It has a large double-slatted shed with high eves, a centre passage and capacity for about 80 cattle. There is also an older cattle shed with round roof and a silage slab.

This is the slatted cattle shed in the other yard. It has capacity for about 80 cattle.

This is a farmer’s farm, with a lot on offer. The guide price for this holding is €650,000. The online auction takes place on Thursday 30 June at 2pm on the LSL platform. All bidders must register with Murtagh Bros by Friday 24 June and pay a refundable deposit.
