Beautifully restored, an ideal location and specular rural surroundings, Mallardstown House on 42 acres of high-quality land, in Callan Co Kilkenny is a valuable package. Standing on 336sq m (3,616sq ft), the four-bed family friendly home came to the market last summer, but has yet to find a suiter. In its entire, the property is guided at €1.1m.

Recent extensive refurbishment means the house itself is in superb condition. Spacious and homely, the building is an ideal family home. Six stables located beside the house would mean a family with an equine persuasion would suit this particular holding down to the ground.

The house is centred around spectacular rural countryside. It is approached by a stone wall and electronic gates, the tarmac avenue leading to the house is bounded by stud railing and mature trees. The Kings River and weir give a serene setting, flowing under the bridge of the avenue.

Towards the top of the avenue is a fork, with one leading path to the yard area and the other leading to the house. The main residence was built in 1979, with current owners renovating the property to a high spec in the recent decade.

Bright and spacious, the house has three levels. The ground floor has a wing with its own separate access, which can be used as a self-contained unit or as part of the main family home, with the entrance hallway leading through an arch to a reception room. Wooden floors run through the entrance hallway and reception room.

The drawing room, which runs from the front to the back of the house, has dual aspect views and a bay window with window seats to enjoy the surrounding countryside.

A wood-burning stove is placed within an ornate fireplace, which is the centrepiece of the room.

A study is located through an arch at the end of the drawing room, with wonderful views. This room is fully carpeted.

The family room is off the dining room and also benefits from a stove and fireplace.

Previously owned by a local vet, this holding contains an annex that was once the vet’s surgery. Today this could easily be used or converted into an office area.

The land

The lands themselves are of high quality. Situated in good farming territory, the 42 acres are suitable for just about any agricultural purpose. Currently mostly in stubble, corn was grown last year on the farm. A small part of the land behind the house is laid out in grass.

For a livestock farmer wishing to purchase the holding work would need to be done, such a fencing. In general terms, however, the ground is free-draining and in excellent condition.

Situated opposite to Callan golf course, within 4km of Callan and circa 15km of Kilkenny city, the location could not be any more ideal.

Coming to the market back in the summer of 2017, a fresh wave of interest has become apparent in the new year, with enquires lodged with the auctioneer handling the sale, Peter McCreery of Sherry Fitzgerald McCreery, since Christmas. This has come with local farmers interested in purchasing the land only.

According to the auctioneer, there is flexibility in offering the lands separately, or the holding in lots, but selling in the entire is the preferred option.

The guide for the lands would be over €12,000/acre, given the high quality and location.

The sale is being handled in conjunction with Roseanne De Vere Hunt of Sherry Fitzgerald Country Homes, Farms and Estates.
