Average land price fell in Carlow in 2020, the second year in a row there was a price drop. Average price was €11,506 per acre. That was down from €11,921 in 2019. The county bucked the trend in 2020 given that prices rose in most counties.

The number of farms offered on the market in 2020 was 19, down slightly from 21 in 2019. However, the number of acres rose to 831ac, up from 723ac the year before. There was no single factor explaining the drop in average prices.

Seven of the 19 farms offered were residential and tended to achieve higher prices. That left 12 other holdings which were non-residential – but those figures are typical of the country as a whole.

The drop in average price was probably because none of the 19 holdings got near the €20,000/ac mark which always gives a lift to the average.

In addition, the 19 included a number of holdings suited for planting to forestry. While they made relatively good prices for this category of land, this was nonetheless lower than prices made by grassland and tillage land in the county.

Of the 19 farms offered for sale, 11 sold. The price range went from €6,500/ac to €16,923/ac.

One fine holding was the 93.5ac lot at Ballykillane and Kilconnaught, Hacketstown, which was sold at auction for €1.34m or €14,534/ac.

Interest

There was great interest in 100ac of planting land at Knockandrane, Borris, sold by private treaty by Edmund Kearney Auctioneers. The price – which we cannot disclose – was top of the range for planting land.

Most of the holdings in Carlow sold in the range of €9,000/ac to €13,000/ac. A good example was 37.5ac at The Ridge, Old Leighlin, which was sold at auction for €12,133/ac.
