The number of farm properties offered to the market in Donegal fell to eight in 2020, down sharply from the 27 of the previous year.

Two of the holdings were maturing forestry and are excluded from our price calculations.

On this basis, the average price for the six remaining farms was €17,716/ac.

High prices were paid at auction for a farm at Linsfort, driving up the average price. For example 10ac at Muineagh, Linsfort, sold under the hammer for €360,000 or €36,000/ac.

Another 11.8ac at Tonduff, Linsfort, sold under the hammer for €169,000 or €14,322/ac. Also at Tonduff, 20.5ac sold under the hammer for €220,000 or €10,731/ac.

Meanwhile, 28.75ac at Gulladoo, Moville, sold at auction for €282,000 or €9,808/ac.

The total area of farmland offered for sale was 324ac, including the maturing forestry. All holdings were non-residential.

One possible reason for the sharp fall in supply of land for sale in the county in 2020 was COVID-19 lockdowns.

Lockdowns

Donegal, along with Monaghan and Cavan, was placed under Level 4 restrictions from Thursday 15 October, at a time when the rest of the country remained at Level 3.

These restrictions may have further discouraged landowners in Donegal from putting their land on the market.

The supply of land for sale also fell in Monaghan although there was no fall of consequence in the third of the three counties, Cavan.

But it’s not the first year that land supply has fallen in Donegal.

The Irish Farmers Journal Agricultural Land Price Report of 2018 recorded 371ac offered for sale in the county.
