Auctioneer Dillon Murtagh brought the hammer down on several Westmeath land parcels last week, with a 21.5ac residential farm at Killare, Ballymore, Co Westmeath, attracting particular interest.

Offered in two separate lots on Friday 8 May at Murtagh Bros auction rooms in Enfield, Co Meath, prospective buyers had the opportunity to bid on a 7.5ac parcel, which included a two-bedroom farmhouse as well as an adjoining 14ac parcel of good-quality grassland.

Generating strong competition, the residential lot was originally guided at €325,000, and was bid up to €410,000 pre-auction. Multiple bidders took up the property on the day, with the hammer finally falling at €445,000.

The farm included 7.5ac of good-quality grassland.

Opening at €70,000, the second lot saw two bidders competing, with the land eventually selling for €80,000, denoting a price of just under €6,000/ac.

Both lots were purchased by a single party, a young farmer who plans to move into the house and farm the land.

In a separate Murtagh Bros auction on the previous day, Thursday 7 May, a 5.5ac parcel situated close to the M4 and M6 in Knocksimon, Coralstown, Co Westmeath, sold for just over €18,000/ac, while a 27ac plot directly opposite reached €14,000/ac. The variation in agricultural land prices follows the Land Report finding that Westmeath land with easier motorway access continues to command a higher price.

An adjoining 14ac parcel was sold in a separate lot.
