Negotiations continue for a state of the art Tipperary dairy farm. The farm was withdrawn at €2.6m or just under €16,500/ac at auction recently. The 158-acre holding is located in Ballyvada, in Golden Co Tipperary and the sale of the farm was handled by Cashel based agent Alison De Vere Hunt of Cashel Marts.

She told Irish Country Living that the property is still under active negotiations at the time of writing and while no deal is yet completed, progress has been made over the last week or so.

The auction

The auction saw two individuals bid for the holding. It opened at €1.8m or just under €11,400/ac. De Vere Hunt took bids in increments of €50,000 and €100,000 before the farm stalled at €2.6m or just under €16,500/ac.

Two breaks were taken to consult with the vendor and it was decided that the farm was to be withdrawn. The guide on the farm was €3.6m.

The farm

The farm itself is exceptional. A well-built, modern dairy farm, complete with a four bedroomed dormer bungalow, it comes with 158 acres of top Tipperary land.

While currently set up as a dairy farm, the land is suitable for almost any enterprise.

Out of the 158 acres, 13 are located just off the main farm, less than 1km down the road to Golden. This land comes with existing cattle-handling facilities and considerable road frontage.

The farmyard is as good as new, with all buildings constructed over the last 15 years or so. It consists of a 14-unit Alfa Laval milking parlour, complete with a 10,500l bulk tank.

The slatted sheds are spacious and have cubicle accommodation for over 300 cows. Also installed are automatic scrapers and rubber mats. In addition, there are machinery sheds, two silage pits and a feed silo.

The collection yard for the cows is slatted and has a feed passage alongside.

The residence itself was built about 20 years ago and is located halfway up the private lane. It has the advantage of being on a separate site from the farm buildings.
