The average price paid for agricultural land in Fermanagh during 2025 stood at £10,380/ac.

The price is up by 17%, or £1,513/ac, on the 2024 average of £8,867/ac.

Across the island of Ireland, the county sits in 21st position for land price, which is up two places from the 2024 rankings.

Fermanagh continues to have lowest county average land price in NI.

When converted into euro at €12,103/ac, Fermanagh’s average land price remains much stronger than other neighbouring counties in the Republic of Ireland, such as Roscommon (€10,351/ac), Sligo (€9,075/ac), and Leitrim (€6,075/ac).

37% drop

Our records show that 1,129ac were publicly advertised for sale in Fermanagh last year. This represents a 37% drop when compared to the year previous. The area for sale equates to 0.43% of the county’s agricultural area.

In 2025, there were 41 farms advertised for sale in Fermanagh, meaning the average lot size was 28ac. This compares to 60 lots with an average size of 30ac the year previous.

Our records show that 45% of agricultural properties for sale in the county last year had a dwelling house or approved building site, with 55% of lots classified as non-residential.

The highest price recorded in our survey in the Erne County was £22,000/ac for a sizeable block in the middle of the county.

The lowest price was £4,206/ac for a large property towards the west.

In general, the quality of land in west Fermanagh is not as good as other parts of the county.

However, less land tends to be offered up for sale here, so our survey has more weighting from higher value areas.

Our analysis found that 58% of surveyed sales fell into the £10,000/ac or less bracket.

We found 18% of transactions were in the £10,001-£15,000/ac window, and 24% were over £15,000/ac.
