This farm came to the market with a 2,500 square feet two-storey residence, four horse boxes, a six-bay lean-to and a slatted shed suitable for 100 cattle.

On the day, bidding fell short of the guide price and the property was withdrawn in its entirety at €820,000. Selling agent Eddie King from ERA King Auctioneers, Mullingar, initially put up the first lot comprising the house and yard on c.15 acres.

This lot didn’t generate a bid while the main block of c.90 acres was bid to €400,000.

Following this, the entire opened at €700,000 and, with the help of two customers, steadily arrived at €820,000.

With no further movement, the auctioneer withdrew the farm at €820,000 and has since entered talks with the two bidders.

It’s believed some progress has been made but no deal has been agreed yet.

Price varies for kerry lots

Although the prices varied greatly at last week’s auction of an 83.5-acre mixed quality farm near Caherdaniel, Co Kerry, the one lot that stood out was a one-acre field that fetched €14,000/acre.

This was the only acre in the entire farm that was suitable to harvest silage and was eagerly contended by locals at the auction. The other lots included 12.6 acres of mixed land which fetched €30,000; a further 16 acres of mixed quality land sold for €45,000; 17 acres of mixed land sold for €15,000; 2.5 acres fetched €15,000; Lambs Island on 12 acres was knocked down at €30,000 and a further 16 acres made €45,000. The house on four acres was withdrawn at auction and is now for sale by private treaty. This gave a combined total of €194,000 for c.77 acres sold. The farm is fragmented with a mix of commonage, bog and rough grazing. Sherry Fitzgerald Daly, Kenmare, handled the sale.

13 acres outside Durrow reaches reserve

Although 20 people attended the auction, just one bid of €140,000 was taken at last week’s sale of a 13.71-acre non-residential parcel of land situated at The Course, Durrow, Co Laois. The land, which is located on the outskirts of Durrow, is said to be prime grazing ground and came with 270 metres of road frontage. On the day, selling agent Property Partners William Mansfield, Rathdowney, withdrew the property at €140,000 but entered private negotiations afterwards with the highest bidder. It’s understood that a deal was agreed at the reserve price.

A 35.7-acre residential holding situated at Cakestown, Kells, Co Meath, sold in two separate lots last week for a combined total of €421,000.

The first parcel comprising a three-bedroom farmhouse and yard on 29 acres was knocked down to a local farmer for €370,000 while the remaining c.6.6 acres made €51,000.

The land, which is currently in grass, is said to be good quality.

Meanwhile, a 76-acre farm located at Nobber, Co Meath, was withdrawn at last week’s auction but sold later that day for an undisclosed figure.

Reported to be suited to grazing only, the farm has right of way access only and is elevated land with some rock outcrop. It was guided at €500,000 prior to auction. The buyer is a local businessman.

Mixed fortunes in Kilkenny

Selling agent Pat Gannon, Kilkenny, offered a 60-acre farm situated at Baunskeha, Thomastown, Co Kilkenny, for sale in three separate lots at last week’s public auction.

After opening at €200,000, the first lot, comprising an old house on 34 acres, was withdrawn at €250,000 and is currently under negotiation. It’s understood that progress has been made but talks are continuing with the highest bidder.

A further 20 acres with laneway access only was bought by a local farmer for €182,000, while the remaining six-acre field, which has shared access and requires attention, was withdrawn at €45,000 but sold after auction to a local farmer for a higher figure.

37 acres at Thomastown

The day after, the same agent offered a 37-acre residential parcel of land situated at Newtown, Thomastown, for sale in two lots. The first lot of 24.7 acres was withdrawn at €260,000 but sold afterwards in a private deal for a figure believed to be close to the €300,000 guide price. The buyer is a farmer living about three miles away.

The house on the remaining 12 acres was withdrawn at €105,000 and is still under negotiation. This is a unique piece of land featuring a quarry and a limekiln as well as being a designated SAC.

Although in a lovely location, the quaint period house requires refurbishment. The property was guided at €130,000 prior to auction.
